According to a report by CI Capital1, Chinese buyers accounted for 8% of the total sales by Emaar Properties PJSC2 the city’s largest developer, in the first half of 2023, up from 4% in 2022. This is still below the peak of 13% to 14% in 2018 and 2020, but it shows a significant rebound from the impact of the pandemic. Chinese investors are mainly interested in high-end residential properties in prime locations such as Downtown Dubai, Palm Jumeirah, and Dubai Creek Harbour. They also prefer cash transactions over mortgages, as they have accumulated enough wealth before moving for overseas investment.

The outlook for Dubai’s property market remains positive, as the city continues to benefit from its successful vaccination campaign, its easing of travel restrictions, its hosting of major events, and its diversification of its economy. The influx of Chinese buyers is expected to contribute to the sustained growth of the market, as they bring not only capital but also expertise, innovation, and cultural exchange. Dubai’s property boom is starting to lure back buyers from China, who see it as a safe and profitable haven in a turbulent world.
